The affordable housing lottery has launched for The Kira, a 21-story mixed-use building at 153-19 Jamaica Avenue in downtown Jamaica, Queens. Designed by GF55 Architects and developed by SMJ Development with BFC Partners and New Destiny Housing, the structure yields 69 residences and 6,000 square feet of ground-floor retail space. Available on NYC Housing Connect are 69 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $57,326 to $85,920.
“The Kira is an incredible project that is addressing our city’s dire need of affordable housing,”
said Joseph Ferrara, principal of BFC Partners.
“In partnership with Juan Barahona of SMJ Development, we are excited to begin providing accessible and safe living spaces for New Yorkers regardless of income or economic status.”
Amenities include a landscaped outdoor terrace, fitness center, children’s playroom, and laundry facilities on each floor. There is also a community center, a recycling center, and an on-site resident manager. Units come with name-brand appliances and finishes, air conditioning, energy-efficient appliances, and dishwashers. Tenants are responsible for electricity.
At 80 percent of the AMI, there are 37 studios with a monthly rent of $1,599 for incomes ranging from $57,326 to $76,400 and 32 one-bedroom units with a monthly rent of $1,708 for incomes ranging from $61,406 to $85,920.
