Coney Island


BFC's Coney Island development is one of the most significant affordable housing commitments in Brooklyn's history — three buildings, all affordable, rising along Surf Avenue steps from the beach and Maimonides Ballpark. Phase I delivered 446 apartments, retail, community and office space,and opened fully occupied in 2021. Phase II delivered 376 apartments and retail and community space in 2024 and is also fully leased. Together, they represent $440 million invested in the community before Phase III even broke ground.

Phase III delivers 420 additional affordable units plus retail and community space. When finished the three buildings will total 1,242 affordable homes and $694 million in total investment along the Surf Avenue corridor. BFC served as general contractor on all three phases — full control, full accountability, from first shovel to final key.
