Co-developed with WHEDco, Bronx Commons is a $165 million, 426,000 sq ft mixed-use development in the Melrose neighborhood — the final piece of a 35-block urban renewal plan first enacted in 1994. All 305 apartments are 100% affordable, serving formerly homeless families, survivors of domestic violence, and households earning between 30% and 110% of area median income. The building meets LEED Silver environmental standards and features a rooftop solar array among the largest on any affordable housing development in New York City.
At its heart is the 14,000 sq ft Bronx Music Hall — a 300-seat performance venue celebrating the rich musical heritage of the South Bronx, where jazz, hip-hop, and Afro-Caribbean music were born and evolved. Alongside the music hall, Bronx Commons includes a DOE-operated pre-kindergarten program, a community support and training center for small businesses and families, retail space, and a landscaped public plaza. Affordable housing as a cultural institution — this is what BFC builds toward.
